Even through Covid we had a 100% pay rate among tenants.  Vacancy is the greatest driver of low returns on your real estate portfolio and we prioritize the leasing to process to maintain the highest occupancy rates in the industry. Accountability & Fee Structure

Each property under management has an accounting ledger for transparency. Our Brokerage collects rents, holds tenants deposits, manages the move in/out process, and negotiates deposit withholdings when necessary.

In general single unit management fees are 7% of gross rents collected. No management fee is incurred during vacancy.
Leasing Fees are 3% of the first year rent.
Multi-Unit Management Fees are dependent upon the number of units, location, and existing lease terms. Typically our management fee is 5% for units of 4 or more with exceptions.
